We manage approximately 700 units in Madison and St Clair counties, and represent about 100 owners (From single family homes to duplexes and larger complexes. The bulk of our units are in Collinsville/Maryville/Troy and surrounding area.)

We don’t take any “markup” on maintenance costs. (we don’t make maintenance a profit center)

If a man goes out to fix a faucet and he’s there an hour, you get charged his hourly rate (usually $25) plus the actual cost of the faucet (we buy many supplies in bulk for added savings).

We maintain a balance between keeping residents safe and happy and increasing your property profitably and growing in value.

We are looking out for your interests regardless of where you live. We send monthly statements all over the world. (From China to New York to Nevada).

Our “Make Rent Ready” standards are high and we respond to residents repair request quickly. We monitor an “after hours-emergency” phone line. (Trees fall on buildings, fires, & broken pipes always seem to happen evenings & weekends)

Our goal is to constantly control expenses by not only reviewing repair costs, but all your costs. (real estate taxes, insurance costs, and loan/rate/term reviews)

On the income side we continually review the rental rates, & adjust rents annually or when there is a resident change.
